The villa in Castiglione della Pescaia is located on the first hills of the beautiful seaside resort of the Tuscan Maremma, and is about 250 square meters.

Built in 2006, with an annex of about 30 sq. m. and about 14 hectares of land partly forest and partly olive grove with about 200 trees that give an excellent extra virgin olive oil.

The property has an excellent location, with panoramic views of the Maremma countryside and hills, close to the village and main roads. Surrounded by cultivated fields, Mediterranean scrub and olive groves, it enjoys extreme privacy and confidentiality.

The main villa is on two levels, plus the tavern and the small SPA equipped with a sauna and Jacuzzi.

On the ground floor is the living area consisting of a large, very convivial room that includes a hall, dining room and kitchen. The rooms are brightly lit thanks to the many windows overlooking the green garden.

The fireplace embellishes the living area, creating a pleasant atmosphere on winter days, as does the earthenware floor in the living room. The ground floor also includes a large glass-enclosed veranda overlooking the lawn and swimming pool, a bathroom and a storage room under the stairs.

Upstairs there are two double bedrooms, a bathroom and a third double bedroom with private bathroom, dressing room and small terrace.

Underfloor heating served by the photovoltaic system and LPG; hot water is provided by solar panels. The window frames are wooden with double glass and vasistas opening.

Distant from the villa, surrounded by nature, is the small outbuilding consisting of a single room with a loft and bathroom.
